The area defined as Pecan Valley is encircled by Roland Avenue, East South Cross and Pecan Valley Drive. It is a neighborhood that, after a period of decline, is now part of a large-scale restoration effort. There are thousands of homes in Pecan Valley that are relatively modest in price. The median cost of housing is less than $100,000, which represents a significant increase over the past few years. Residents of Pecan Valley enjoy a large selection of single-family rental properties, as well as multifamily apartment buildings and condos. The area is widely recognized as a great place to rent.
The median annual income is approximately $45,000 and the median age of residents is 34. Since its inception in 2007, the Pecan Valley Neighborhood Association has governed over the area and assisted with its restoration efforts. The association is open to all residents who would like to become more involved in the community. Students from Pecan Valley attend the San Antonio Independent School District. The neighborhood also has two private learning institutions, the Pecan Valley Learning Center and the Jubilee Academic Center.
While Pecan Valley is a wonderful community to live in, it is most recognized for its championship golfing. China Grove is a small town located in the southeastern corner of San Antonio. With only 4.12 square miles of land, the area is truly a close-knit community that provides refuge from the constant growth of the nearby city. Homes and condos in China Grove are moderately priced with an estimated median value of $193,100. For people looking to spend less to purchase a home, there are many mobile homes available for around $35,000. However, if you are looking to rent as opposed to purchase a home, China Grove may not be the most conducive to your plans. It is estimated that only five percent of the area’s 400 plus homes are rental properties.
